Communal Areas Cleaning in Hackney: Spotless Stairwells, Safe Escape Routes, Fewer Complaints

The hallway is the first thing a buyer, tenant or fire risk assessor sees. Overflowing bin stores, wet leaves trodden into stair carpets and clutter left in corridors quickly turn into resident complaints, pest call-outs and fire-safety actions against the building. The longer it slips, the harder and more expensive it is to recover.

Anyclean cleans entrances, stairwells, lifts, corridors and bin stores to a written specification, on fixed days, for a fixed monthly fee. We work in all kinds of buildings across the borough, from Victorian conversions in Stoke Newington and Clapton to ex-council blocks in Homerton and new-build towers off Shoreditch High Street. Every visit is logged, so you can show residents and boards that the work was done.

Managing agents, freeholders and RTM companies choose us because we make shared spaces one less thing to chase. You get one point of contact, vetted and uniformed operatives, ISO 45001 and SafeContractor accreditation, and a team that already knows Hackney’s controlled parking zones, fob-entry blocks and early bin collections.

Catering To Hackney’s Buildings

Few London boroughs have such a mix of buildings. Victorian terraces split into flats sit next to deck-access estates, converted warehouses and glass towers. Each one gets dirty in its own way, so we write every specification around the building in front of us, not a standard checklist.

  • Victorian terrace conversions (Stoke Newington, Clapton, De Beauvoir)

    The challenge
Three or four flats share one narrow hallway with encaustic tiled paths, original stair runners and timber banisters. There is no lift, no caretaker, and wheelie bins crowd the front garden.
    How we handle it
Low-moisture methods suited to old tiles and timber, careful vacuuming of stair carpets, and tidy bin areas so the front of the house stays presentable to the street.
  • Post-war estates and ex-council blocks (Homerton, Hackney Downs, Kingsmead)

    The challenge
Open deck-access walkways, concrete stairwells exposed to the weather, refuse chutes and bin chambers. Mixed tenures mean leaseholders expect a visible standard for their service charge.
    How we handle it
Frequent fixed-day visits, pressure washing of walkways and stair landings, chute and bin chamber cleaning, and prompt reports of fly-tipping, graffiti or damage.
  • New-build and regeneration schemes (Woodberry Down, Dalston, Hackney Wick)

    The challenge
Glass entrance lobbies, lifts with brushed steel, large refuse rooms, cycle stores and podium gardens, all on view to buyers, renters and the developer’s own inspections.
    How we handle it
Presentation-standard lobby and lift cleaning, smear-free glazing, hard-floor care, and regular cleaning of refuse and cycle stores to keep smells and pests away.
  • Warehouse conversions and flats above shops (Shoreditch, Hoxton, Kingsland Road)

    The challenge
Polished concrete and exposed brick collect dust and grit. Shared entrances sit between bars, cafés and shops, with late-night footfall and trade waste outside the door.
    How we handle it
Early-morning or out-of-hours visits that work around trading times, finishes cleaned with methods that suit them, and doorways cleared of litter before residents leave for work.

Accountability You Can Defend

We make your job with leaseholders easier.

  • Ready for your approved-supplier list

Insurance certificates, risk assessments, method statements, COSHH data and ISO certificates. All supplied as one onboarding pack.

  • A consistent, supervised team

The same cleaners each visit, with quality checks by a supervisor. If someone is off, we arrange cover.

  • Eyes on your building

Cleaners report blown lights, damaged fire doors, obstructed escape routes and fly-tipping to you. That supports the building’s fire safety checks.

  • Costs that sit cleanly in a service charge budget

A transparent fixed monthly fee, held steady for as long as possible. Plus rapid emergency cleans when something goes wrong.

What Hackney Managing Agents and Residents Say

★★★★★ Trustpilot 5.0 from 452 reviews · Google 4.7 from 361 reviews

Block Manager
“We took on a 1960s deck-access block where the walkways hadn’t been properly cleaned in years. Anyclean pressure washed everything in the first fortnight and now keep it to a standard leaseholders actually comment on. My inbox is a lot quieter.”

Marcus O. · Homerton High Street, E9

Freeholder
“Our Victorian house has four flats and one very narrow hallway with the original tiles. I was nervous about anyone using harsh products on them. The cleaners asked before they started, and the floor looks better now than when we bought the building.”

Helen D. · Stoke Newington Church Street, N16

RTM Company Secretary
“Bin day used to mean overflowing bags across the forecourt and foxes by the evening. Anyclean sorted the bin store into a routine within weeks, and they send a short note after each visit, so we always know what was done.”

Tomasz W. · Chatsworth Road, Clapton, E5

Questions managing agents ask

If yours isn’t here, we’ll answer it at the survey.

What does a communal cleaning specification usually include?

A typical specification covers vacuuming or mopping entrances, stairs and landings, cleaning lift cars and doors, wiping handrails, light switches and door furniture, spot-cleaning walls, emptying communal bins and removing cobwebs. We list every task with its frequency, so you, your board and your residents can see exactly what each visit covers.

Can you keep deck-access walkways and open stairwells clean on Hackney’s estates?

Yes. Many of Hackney’s post-war blocks, in Homerton, Clapton and around Hackney Downs, have open walkways and stairwells that collect rain, leaves, litter and pigeon fouling. We plan these areas separately from internal corridors, with regular sweeping and mopping and periodic pressure washing, so the routes residents use every day stay clean and safe underfoot.

How often should our communal areas be cleaned?

It depends on the number of flats, footfall and what the building has. A small conversion may only need a fortnightly visit, while a large block with lifts and a busy bin store often needs two or more visits a week. We recommend a frequency at the survey and explain why, and you can change it as your needs change.

Can you cope with entrances on busy streets in Shoreditch, Dalston or near Broadway Market?

Yes. Flats above shops and bars on streets like Kingsland Road, Shoreditch High Street and around Broadway Market face late-night footfall, takeaway litter and market-day crowds. We schedule early-morning visits where they help most, so doorways and entrance halls are clear before residents head out and before shops open.

What happens if something is missed or not up to standard?

Tell your account manager and we will put it right, usually on the next visit or sooner if it affects safety or access. We log each visit against the specification, which makes it quick to see what happened and fix the cause, not just the symptom.

Can you add periodic tasks such as carpet cleaning or window cleaning?

Yes. On top of regular visits, we can schedule deep cleans of stair carpets, internal and accessible external glazing, hard-floor machine scrubbing and pressure washing of entrances and bin areas. We price these separately and plan them in advance, so they fit your budget and cause little disruption to residents.
