The Inventory Clerks Don’t Ask If It Looks Clean. They Check.
Cleaning is the most common reason for deposit disputes. At check-out, the inventory clerk compares each room with the check-in report and goes straight to the places tenants miss.
Those places are where our checklist starts.
What the clerk checks
- Tops of doors – above eye level for tenants, right at eye level for a clerk’s fingertip.
- Extractor filters – lifted out and checked for grease.
- Window runners and sash channels – grit, dust and dead insects in the tracks.
- Grout – grey lines in showers and behind taps.
- Inside the oven fan housing – behind the back panel, where burnt grease hides.
- Behind the fridge – dust and crumbs once it’s pulled out.
- Skirting boards – dust and scuffs along every edge of every room.

Move-out Cleaning Across Islington
Most end of tenancy cleans in Islington take place in older buildings, and older buildings hide dirt in places a checklist written for a new-build flat never mentions. In the Georgian and early Victorian terraces of Barnsbury, Canonbury and the streets around Highbury Fields, the check-out clerk will run a finger along the tops of six-panel doors, the ledges of folding shutters and the mouldings of a cornice, then turn to the sash windows, where grit and dead insects settle in the runners and behind the staff beads. Cast-iron fire surrounds hold soot for years after the last fire, and the basement kitchens common in these houses are usually the hardest-worked rooms in the property, with London’s hard water leaving scale on the taps, tiles and shower screens.
Most Islington tenants, though, rent flats. There are period houses in Holloway, Tufnell Park and Archway converted floor by floor, with no lift, steep shared stairs and small top-floor bathrooms where a weak extractor leaves black mould in the silicone; estate and mansion blocks from Finsbury to Archway, including landmarks such as Lubetkin’s Spa Green estate on Rosebery Avenue; and newer developments like Highbury Square or the canal-side towers around City Road Basin, where the concierge wants a booked goods lift and the floor-to-ceiling glazing shows every smear in low winter sun. Student rooms near Holloway Road and Northampton Square have their own pattern of wear. Whichever it is, if you have the check-in inventory we read it before we start, because that report, not our checklist, is what the clerk will measure the property against.

Access and parking
Almost every street in Islington sits inside a controlled parking zone. Most operate on weekdays, some run into evenings and weekends, and the streets around the Emirates Stadium have extra restrictions on match days.
We’ll ask for a visitor permit when you book, or arrange a bay suspension for larger jobs. Where the van can’t park close, or for top-floor flats, we carry a portable extraction unit upstairs instead of running hoses from the street.

Canonbury
Canonbury’s Georgian squares and early Victorian villas mean folding shutters, stone-flagged basement kitchens and tall sashes that need their runners cleaned. We treat original joinery and marble hearths gently, since clerks here often inspect against detailed, photographed inventories.
Highbury
Around Highbury Fields and Highbury New Park, big Victorian houses split into flats bring high ceilings, bay windows and dust-laden picture rails. At Highbury Square, inside the old Arsenal stadium, we book the concierge and goods lift ahead of handover.
End of tenancy cleaning in HighburyHighgate
Islington’s side of Highgate climbs Highgate Hill to the Edwardian terraces of Whitehall Park, with encaustic-tiled paths, stained-glass doors and cast-iron fireplaces. We plan parking carefully on the hill and bring equipment suited to long flights of stairs.
End of tenancy cleaning in HighgateHolloway
Holloway Road is lined with flats above shops, student lets near London Metropolitan University and houses converted floor by floor, usually with narrow shared stairs and no lift. We carry compact equipment and protect communal hallways on the way in.
End of tenancy cleaning in HollowayArchway and Tufnell Park
Archway mixes estate blocks, high-rise flats and Victorian terraces climbing towards Highgate, while Tufnell Park’s conversions often hide small top-floor bathrooms where poor ventilation leaves mould in grout and silicone. We treat it properly rather than bleaching over it.
Finsbury Park
Finsbury Park’s Victorian terraces around Blackstock Road and Seven Sisters Road are shared houses and conversions, and shared kitchens and bathrooms take the heaviest wear. Parking restrictions tighten on Arsenal home match days, so we schedule around the fixture list.

★★★★★ Trustpilot 5.0 from 452 reviews · Google 4.7 from 361 reviews
“Our agent’s clerk has a reputation for being thorough, and I was dreading the sash windows and shutters. Anyclean cleaned every runner and ledge, the report came back with no cleaning deductions, and our full deposit was returned.”
Hannah R. · Thornhill Square, Barnsbury, N1
“I let a converted top-floor flat, so the gap between tenancies matters. The team arrived the morning after check-out, dealt with the bathroom mould properly, and the new tenants moved in two days later. Fixed price, no surprises.”
David K. · Highbury Hill, Highbury, N5
“Five of us were leaving a shared house and nobody wanted to face the kitchen. Anyclean booked around an Arsenal home game for parking, finished in a day, and came back free when the clerk flagged the extractor.”
Priya S. · Tollington Park, Finsbury Park, N4
End of Tenancy Cleaning in Islington: Your Questions Answered
Straight answers to the questions Islington tenants ask most before booking a move-out clean.
How much does an end of tenancy clean cost in Islington?
We quote a fixed price based on the size of the property, not an hourly rate, so the figure you’re given is the figure you pay. You can check our price calculator above to get a very good notion of the price quote you can expect. Carpet, upholstery and external window cleaning can be added at booking.
Will I have to pay the Congestion Charge or for parking?
Most Islington addresses sit outside the Congestion Charge zone. Only the southern fringe of the borough, around Clerkenwell and Finsbury below City Road and Pentonville Road, falls inside it, and the charge is added only when our visit falls within its operating hours. Almost all of Islington is covered by controlled parking zones, so if you can give us a visitor permit or an off-street space, you won’t pay for parking.
Can my landlord insist I use a professional cleaning company?
No. Under the Tenant Fees Act 2019, a landlord or letting agent in England cannot make you pay for a professional clean as a condition of your tenancy. What they can require is that the property is returned as clean as it was when you moved in, allowing for fair wear and tear. If your check-in inventory records a professional clean, the check-out clerk will expect the same standard, which is where most tenants choose to book one.
What happens if the inventory clerk isn’t happy with the cleaning?
Send us the relevant part of the check-out report within 72 hours and we’ll return to re-clean the flagged areas free of charge, usually before any deduction is agreed. The guarantee covers cleaning only. Fair wear and tear, damage, and marks that were already recorded on the check-in inventory aren’t cleaning issues, and a clerk shouldn’t treat them as such.
Is carpet cleaning included in an end of tenancy clean?
Carpets are vacuumed throughout as standard, but deep cleaning is a separate add-on. In Islington’s period houses and older conversions, carpets and stair runners are often where deductions happen, particularly if the check-in inventory noted them as professionally cleaned. Our NCCA-certified technicians use hot water extraction, matched to the fibre, and can work on the same day as the main clean.
How far in advance should I book, and when should the clean happen?
Book as soon as you’ve given notice. Since the Renters’ Rights Act changes took effect, most tenants give at least two months’ notice, which gives you time to secure a date. The best slot is the day before or the morning of your key handover, once your belongings are out and before the clerk arrives. If your plans change at short notice, we can often clean the next day.
