The Inventory Clerks Don’t Ask If It Looks Clean. They Check.

Cleaning is the most common reason for deposit disputes. At check-out, the inventory clerk compares each room with the check-in report and goes straight to the places tenants miss.

Those places are where our checklist starts.

What the clerk checks

  1. Tops of doors – above eye level for tenants, right at eye level for a clerk’s fingertip.
  2. Extractor filters – lifted out and checked for grease.
  3. Window runners and sash channels – grit, dust and dead insects in the tracks.
  4. Grout – grey lines in showers and behind taps.
  5. Inside the oven fan housing – behind the back panel, where burnt grease hides.
  6. Behind the fridge – dust and crumbs once it’s pulled out.
  7. Skirting boards – dust and scuffs along every edge of every room.

Move-out Cleaning Across Ealing

Ealing has one of the busiest rental markets in west London, and since the Elizabeth line opened, demand around its stations has only grown. Good properties rarely sit empty for long. That puts pressure on everyone at the end of a tenancy: the outgoing tenant wants their deposit back, the landlord wants the place re-let within days, and the agent needs a check-out report that doesn’t turn into a dispute. Cleaning is where most of those disagreements start, so it pays to get it right the first time.

The housing itself makes the job varied. Victorian and Edwardian houses in Ealing, West Ealing and Hanwell have usually been split into flats, with bay windows, picture rails and original fireplaces that collect dust, and small kitchens that work hard over a two- or three-year let. Perivale and Greenford are mostly 1930s semis and maisonettes, often let to families, where the oven, the garden doors and the bathroom grout show the most wear. Then there are the new-build towers at North Acton, Dickens Yard and Southall Waterside, where the concierge expects a booked lift and the large windows show every smear. Hard water across the area leaves limescale on taps, shower screens and tiles, and it is one of the first things a clerk checks. Before we start, we read the check-in inventory if you have it, because that report is what the property will be measured against, not a generic checklist.

Access and parking

Much of Ealing sits inside controlled parking zones, especially around the town centres and stations at Ealing Broadway, West Ealing, Acton and Southall. Hours vary from zone to zone, and some streets near the Broadway are restricted for most of the day.

We’ll ask about parking when you book and arrange a visitor permit where one is needed. For flats above shops, top-floor conversions or towers with strict loading times, we bring compact equipment and plan the visit around the building’s access rules.

Acton

Acton has a bit of everything: Victorian terraces off Churchfield Road, mansion flats near Acton Town and the new blocks of Acton Gardens. Shared houses and conversions see heavy kitchen and bathroom wear, so we spend time on ovens, extractors and limescale.

Hanwell

Hanwell’s Victorian and Edwardian streets are full of converted flats with bay windows, picture rails and tiled hallways. Clerks here often work from photographed inventories, so we clean period features carefully and pay attention to windows and skirting.

Park Royal

Around North Acton and Park Royal, most lets are apartments in new towers with concierge desks and booked lift slots. Large windows, glossy kitchens and stone-effect floors show every mark, so we bring the right products and arrange access before handover.

Gunnersbury

Near Gunnersbury Park, lettings are mainly interwar houses and low-rise flats, often rented by families over several years. Kitchens, garden doors and carpets take the most wear, and we plan parking ahead on the quieter residential streets.

Southall

Southall’s Victorian terraces and larger family homes are often let with extended kitchens that see heavy daily cooking, alongside new apartments at Southall Waterside. We focus on degreasing, extractors and grout, where deductions usually come from.

Perivale

Perivale is mostly 1930s semis and maisonettes, many with extensions or loft conversions added over the years. We give extra time to bathrooms, kitchen cupboards and windows, which clerks check closely in these family homes.

What Ealing Tenants and Landlords Say

★★★★★ Trustpilot 5.0 from 452 reviews · Google 4.7 from 361 reviews

End of tenancy clean
“We’d rented a converted flat for three years and the oven and bathroom had seen better days. The team spent the whole day on it, including the picture rails and bay window I’d forgotten about. The check-out report had nothing on cleaning, and our deposit came back in full.”

Lucy F. · Creffield Road, Acton, W3

Landlord turnaround clean
“I have two flats in Hanwell and try to keep any empty period to a few days. Anyclean came straight after the check-out, sorted the limescale and the kitchen properly, and the photos for the new listing went up the next morning. Fixed price, no surprises.”

Owen T. · Grosvenor Road, Hanwell, W7

Family house move-out
“Our family had been in the house for five years, so the kitchen and garden doors took a lot of work. They sorted parking with us beforehand, finished in one day, and came back free of charge when the clerk flagged the extractor hood.”

Amrit K. · Somerset Road, Southall, UB1

End of Tenancy Cleaning in Ealing: Your Questions Answered

Straight answers to the questions Ealing tenants ask most before booking a move-out clean.

What does an end of tenancy clean include?

Every room is cleaned top to bottom: high-level dusting, light fittings, doors, frames, skirting and switches, inside all kitchen cupboards and drawers, a full oven, hob and extractor degrease, inside the fridge, freezer and microwave, and a thorough descale of the bathroom, including taps, tiles, grout and shower screens. Internal windows, sills and frames are cleaned too. We send the full checklist with your booking so you can compare it with your inventory.

The limescale in my Ealing flat never seems to shift. Can it actually be removed?

In most cases, yes. Ealing, like most of west London, has very hard water, and after a two- or three-year tenancy the build-up on taps, shower screens, tiles and around plugholes can be thick enough that ordinary bathroom sprays barely touch it. Inventory clerks check these areas closely, and limescale is one of the most common cleaning deductions. We use professional descalers matched to the surface, so chrome, glass and enamel come back clean without being scratched or etched.

My rented Ealing conversion has mould and condensation. Will I be charged for it?

That depends on what caused it. Many of Ealing’s Victorian and Edwardian conversions in areas like Hanwell, West Ealing and Acton have solid walls, small bathrooms and weak extractor fans, so condensation and mould around windows, silicone and ceilings are common. Surface mould is treated as a cleaning issue, and we remove it properly rather than bleaching over it. Mould caused by damp, leaks or poor ventilation is usually the landlord’s responsibility. If your check-out report raises it, it is worth pointing out any repairs you reported during the tenancy.

Do I need to be at the property during the clean?

No. Many tenants have already moved out by the day of the clean. You can leave the keys with us, with your letting agent or in a key safe, and we will lock up and let you know when we have finished. If you prefer to be there at the end, you can walk round with the team before they leave.

Can you clean a furnished property?

Yes. In furnished lets, we clean inside and behind the furniture that can be moved safely, including wardrobes, drawers, bed frames and sofas, and we vacuum mattresses. Tell us when you book if the property is furnished, so we can allow enough time for the extra work.

Will I get a receipt I can show my letting agent?

Yes. After the clean, we email you an itemised invoice showing the date, the property address and the service carried out. Many letting agents ask for this as evidence of a professional clean, and it is useful to have if there is a deposit dispute.
